Phone message from me: Hello X agent, this is Mike Taylor with Red Door Real Estate. I am going to be sending over an offer on your listing located at X Street. I had a few questions for you and was hoping you could send over the seller’s disclosure. Please call me back as soon as you get this. Thanks.
Twelve hours later…no answer from the agent. WTF??? How do these agents stay in business? These kind of agents drive me nuts!!!!
When I go to send over the offer, still with no communication from the listing agent, here is the email I WANT to send:
Hello Agent,.
I left you a message several hours ago about an offer I have on your listing at XXX Street. I guess since I have not heard from you, I should just send this offer over to you and pray you check your voicemail and/or email? If you are alive and do decide to check your email, please confirm the receipt of this offer. Also, when you do decide you are ready to work could you please send over the seller’s disclosure so my clients could review it? Thanks
As much as I wanted to send that email and as much as I think it would be justified, I realized that sending a crappy email like this would start the negotiations off on the wrong foot and only do a disservice to my clients. After a slight “cooling off period” I put my own interests aside and sent this very tame email:
Hello Agent,
I left you a message today and still have not heard back from you regarding this offer. Here is the offer on XX Street I was talking about. When you do receive this, could please let me know and also send over a copy of the seller’s disclosure as well? Thanks, I look forward to working with you.
The real estate business demands that you as an agent be available and timely especially when it comes to offers. I like to think I conduct myself in a professional manner and am timely in responses, especially with offers, and expect the same level of professionalism from other agents. However, I think the true sign of professionalism is being able to put your own ego and interests aside on behalf of your client. Hopefully by not telling the other agent, “You are a loser that cannot even call me back when I have client that would like to purchase your listing” I accomplished this on a small level and my client will be better served and most likely be able to negotiate a better price for the home.

This is a big problem with our industry. Too many hands in one transaction. It's nice when you get a good agent on the other side that responds in a timely manner. I love when you call a listing agent to set up a showing for the weekend and they call you back on Monday. If you can't be available to make the appointment, leave the contact info for the tenants!

It is totally frustrating and it has happened to me before also. I send the offer via email with delivery receipt, and I keep my fax copy confirmation sheet, and I call the Broker's office to confirm that the fax was received and mention that I have not been able to reach the listing agent......
