Price Per Square Foot in Zionsville, Carmel, Westfield, Fishers, and Noblesville

Everyone always wants to know what the price per square foot is.  I have prepared a quick table showing what the average price per square foot is for the northern suburbs of Indianapolis.  These numbers are based on all closed sales since 1/1/2008.  Here is a breakdown of the different area by price per square foot and average sales price:

It might be shocking to some people that Zionsville’s price per square foot and average sales price is actually higher than Carmel’s. 

What does this mean?  Well, for starters you will in theory get the most bang for your buck in Noblesville.  Zionsville and Carmel and pretty close to each other for the priciest homes per square foot in the area, but also represent the “safest” investment IMHO.  Zionsville and Carmel have traditionally been some of the most desirable areas to live in all of Indy and price per square foot reflects this. 

All of Hamilton County is a very desirable place to live, however I believe Carmel and Zionsville (I know Zionsville is in Boone County) take the top spots because of their superior locations and the fact that they typically more established than the other areas.  Rest assured, if you cannot afford or don’t want to pay the premium for Carmel and Zionsville the other areas are by no means the red headed stepchild.  These are ALL great areas to live and Hamilton County has a ton of momentum and will continue to grow and prosper for the foreseeable future.
