Indianapolis Downpayment Assista...

Word on the street is that there is a good possibility that congress might grant a reprieve on the elimination of seller paid down payment assistance for FHA loans.  In theory, the DPA (down payment assistance) program ends October 1st but in reality most lenders have already stopped accepting deals with DPA on them. I have mixed emotions on this one; on one hand, DPA opens up a whole new pool of buyers to purchase homes that might not have been able to do without this program and that is always good for real estate.  On the other hand, part of me thinks that if you cannot save up 3% to purchase a home perhaps you shouldn’t be buying a home right now anyway.  I don’t know, I am torn.  I have seen this program utilized for some very...

Indianapolis Home Inspections

Indianapolis home inspectionI get lots of questions about and have to deal with lots of issues concerning home inspections when selling homes. Before I go too far, let me quote the standard Indiana contract when it comes to inspections and inspection issues. Here is exactly how the contract reads: If the Buyer reasonably believes that the Inspection Report reveals a MAJOR DEFECT with the Property and the Seller is unable or unwilling to remedy the defect to the Buyer's reasonable satisfaction before closing (or at a time otherwise agreed to by the parties), then Buyer may terminate this Agreement or waive such defect and the transaction shall proceed toward closing. HUD Alters 90 Day Flipping Rule ...

The department of Housing and Urban Development (HUD) has recently announced that they will temporarily changing their policy when it comes to the sale of foreclosed properties.  Many people, public and real estate agents alike, don’t know this but you could not purchase a home with a FHA loan if the property had changed hands in the 90 days prior to your contract date.  This has created havoc for people trying to buy foreclosed homes with a FHA secured loan because sometimes the banks take possession and list the property in a matter of weeks.  When this does come up, usually way too far into the transaction, it causes buyers to either scramble to find another loan program or cancel the contract and start the home search over. ...

871 Acres for Sale in Noblesvill...

A giant chunk of land, 871 acres to be exact, is now for sale in Noblesville near the corner of 146th Street and Olio Road.   Summit Realty Group is marketing the site, The Gatewood, and they are calling it the largest parcel of land available in Hamilton County.  They are marketing the property to office, light industrial, retail and residential developers.  The land is also just north of a 280 acre property that developer Gershman Brown Crowley holds an option to purchase with plan to build homes, offices, retail, and industrial companies.  This is a hot hot area in Hamilton County, but what would be the best use for this land?  With Saxony just around the corner and still years away from being completed, could this area sustain...

Noblesville West Gateway

The city of Noblesville is looking to redevelop its western portion along the White River with its West Gateway project.  The plan calls for commercial and residential development as well as parkland along the White River.  The current proposal calls for $24 million in public money and $238 million of private money over the course of 20 years.  This would be a major long term project and is only in its infancy hence details about what and where are very scarce at this time.  One thing is for sure; Noblesville along with the rest of Hamilton County is growing and will continue to grow for the foreseeable future.  Noblesville real estate remains very affordable in comparison to Carmel, Westfield, and Fishers however as more and more...
