Its Official...Davis Homes is Ou...

Well, it’s official…Davis Home is now closed, out of business, shut down.  As of today July 23, 2008 Davis homes is no more.  If you read my blog you know that I have been writing about Davis Homes going out of business since last year.  I also wrote a blog post about homeowner’s getting mechanic's liens placed on their homes because Davis didn’t pay their subcontractors that generated lots of comments and interest.  Thankfully, Davis homes appears to have paid these liens and done the right thing.  In a press release located on their website, Davis Homes says “Unlike some companies that simply closed their doors, Davis has worked hard during the past few months to implement a plan to complete all the homes that were under...

Indianapolis Home Builder Gets H...

If you are under contract with Davis Homes in the Indianapolis area, walk no run away from your contract before it ends up costing you thousands of extra dollars.  Davis Homes is getting its new homeowners slapped with liens on their brand new homes that Davis built and failed to pay all of their contractors.  I have bogged about some nasty rumors about Davis Homes and also a bone head marketing move regarding their website, but nothing like this. Davis Homes appears to be on the verge on disaster and they are taking unwitting homeowners along with them.  I have spoken with several homeowners in the Hamilton County area that have been served with these liens and have court documents to support their claims.  The liens that...

Silverthorne Homes - A Positive ...

Too often we hear negative stories about the real estate market and especially bad experiences people have had with builders.  I would like to take a moment to relay a potentially negative experience that was turned into a positive one with a local builder,  Silverthorne Homes. For those that don’t know, Silverthorne Homes is a local builder and the higher end product for Arbor Homes. Silverthorne Homes currently has 4 communities in the greater Indianapolis area and they offer homes that typically start in the $200,000 - $300,000 range.  Recently some clients of mine decided to purchase a Silverthorne homes in Geist Woods Estates.  My clients had been looking for a new home for a long time when they finally decided on Geist...

New Indianapolis FHA Loan Limits

The Federal Housing Administration has recently updated the loan limits for FHA insured loans and raised the limits significantly. Here are the new loan limits for FHA loans in the metro Indianapolis area: Single Family Two-Family Three-Family Four-Family $271,050 $347,000 $419,400 $521,250 Hopefully this will be another impetus to spark some more interest in Indianapolis real estate. Indianapolis is the most affordable major metropolitan real estate market in the nation and $271,000 can buy you a lot of house in Indy. I can see some of the more expensive market such as

Davis Homes Indianapolis Website

If are looking for information on Davis Homes, your really need to read this blog post about mechanic's liens. I just went to Davis homes website and they now require you to log in to just see the home page.  Who made that decision?  This is either just a really bad decision or an act of desperation to capture more email addresses.  People who are searching the internet are reluctant to give their personal information unless you show them some value first.  Requiring a log-in just to view the home page is a terrible blunder IMHO.  I think I will beef up my own Davis Homes Indianapolis page next week so I can capture some of their frustrated buyers who don’t want to log-in just to see a home page.  That way when people see my...

Indianapolis New Home Permits Do...

New home permits were down 23% in 2007 in the greater Indianapolis area!!!  Believe it or not this GREAT news for the general Indianapolis real estate market.  It means Indianapolis new home builders have started coming to their senses and building homes at much more reasonable and sustainable level.  It is my belief that new home builders are major reason we are where are today in the housing market. Overbuilding, keeping too many spec homes, then slashing prices to get from under them has only served to help usher in the housing slump we are seeing.  This downturn in permits represents hope for us and will with any luck they will emerge as much more sane and healthy new home industry.    Below is a table from the Builder...
