Active:

April 2007 added 58 homes to the Franklin Indiana real estate market and the average listing price was $141,996.  April 2006 added 59 Franklin homes to the market with an average listing price of $136,688.  The average newly listed home was up $5,308 or 3.88% over last year.

Pending:

In April 2007, 31 Franklin homes went pending with an average asking price of $119,019.  The same month in 2006 saw 25 homes go to pending status and had average asking price of $111,838.  This is an increase of $7,181 or 6.42% over last year.

Sold:

32 homes in April 2007 on the Franklin real estate market and the average selling price was $136,329.  The average Franklin home took 108 days to sell and received 99.03% of the asking price.  In 2006, 32 homes sold with an average selling price of $104,169.  The average Franklin home in 2006 took 89 days to sell and received 96.55% of the asking price.  The overall numbers indicated an increase of $32,160 or 30.87% over April 2006. 

Usually, when an almost 30% increase is seen over last year some sort of anomaly has occurred.  However, there are no obvious reasons to believe these numbers are skewed; the highest priced home to sell in April was just under $200,000.  This appears to be great news for the Franklin real estate market. 
As of 5/11/2007, there are 217 active properties on the Franklin real estate market.  In the past 12 months 315 Franklin homes have sold: this means that there is currently an 8.26 months supply of homes if no new properties are added.
