Fishers Real Estate - New Downtown

Downtown Fishers could look very different if the new preliminary plans to rebuild the area go through.  Fishers Town Council recently gave the go ahead to start the process of rebuilding its downtown area.  The project would cost about $100 million dollars but they are basically claiming that it will pay for itself.  Weather or not that is true, I don’t know; what I do know is that Fishers downtown is long overdue for something like this.  Plus, all the cool kids both locally and nationally are rebuilding their downtowns and Fishers can’t be left out. 

Seriously though, the project would cover about 70 acres along 116th street and would require the developer to purchase about 125 homes and businesses to make way for the project.  Right now the developer has what they a skeleton plan of the project that would include: 250,000 square feet of office space, 155,000 square feet of retail, 100 – 200 apartments, and 40 – 50 town homes, and the 2,000 square foot open air pavilion and the centerpiece.  There is even talk of putting a hotel in the project in the market can bear it. 

Although they are little late in the game, I think the town council is right about pursuing this project and I think it will have a great impact on Fishers real estate.  This could create more of sense of community in Fishers and will also increase the tax base and keep real estate taxes.  Does anybody think the price tag is not worth it?  Or that it is a bad idea to begin with?  Who knows, maybe there is already too much competition out there for this with West Clay, Clay Terrace, etc.  I don’t know but I don’t think so, I think with the way the population is increasing there is more than enough growth to support this.
