Active:
In April 2007, 45 new listings were added to the Danville real estate market with an average listing price of $189,471. In April 2006, 31 new Danville homes were added to the market with an average list price of $168,436. The average newly listed Danville home was up $21,035 or 12.49% over last year.
Pending:
April 2007 saw 17 homes go pending in the Danville real estate market with an average asking price of $130,664. 2006 saw 20 Danville homes go pending with and average asking price of $142,778. For April 2007, the average Danville home that went pending was down $12,114 or 8.48%
Sold:
The Danville real estate market had 10 homes close in April 2007 with an average selling price of $195,472. It took an average of 110 days to sell a home and it received 96% of the asking price. April 2006 had 25 Danville homes closed with an average selling price of $142,065. In 2006 it took an average of 59 days to sell a home on the Danville real estate market. The closed homes in April 2007 were on average up $53,407 or 37.59% over 2006.
A word of caution is needed here regarding the 2007 numbers. While the numbers do imply a 37% increase over last year, with only 10 homes sold 1 home could skew the numbers dramatically. As of 5/10/2007 there are 139 homes for sale in the Danville real estate market. Over the past 12 months 209 Danville homes have sold: this means that the Danville real estate market has a 7.98 supply of homes.

The numbers look good in the Danville Market, but I have noticed alot of property for sale there recently. An Invester friend of mine bought an REO property there for $64,900.00 and has put $7,000.00 in updates so far into it. Wonder what kind of return this will bring if they flip this house.
