INDOT and the city of Carmel are very seriously considering making US-31 or Meridian a freeway from I-465 in Carmel to Westfield. An open house last week drew almost 200 attendees to the meeting to hear the proposal and comment on the project. As to be expected, there were opponents and proponents of the project.
The opponents point to cost and lost acreage of woods that currently buffer the highway from neighborhoods. Proponents of the project say the cost and aggravation of the construction will be worth it.
This project is far from a reality but the main idea behind it is to create a freeway with little or no traffic signals from Carmel to Westfield. Another idea that is being kicked around is installing an exit ramp...

While the Indianapolis real estate market is down in pretty much all categories, Carmel Indiana real estate seems to be bucking the trend reporting at least some positive statistics. The number of Carmel homes sold is down significantly over last year, but the average sales price has actually shown an increase in last years numbers over the past couple of months. Here is a look at what has happened with Carmel real estate for homes under $700,000 for both the average number of homes sold:

A controversial bill in the state senate could allow tax dollars from the West Clay development siphoned over to pay for part of the Arts Center. By establishing West Clay as economic developing area, the city could use TIF (tax increment financing) to allow the city to capture these tax revenues and pay for public improvements. Carmel would like to get $1 million - $3 million from the Village of West Clay retail area to help pay for the Performing Arts Center.
I am actually quite torn on this one. West Clay is in Carmel and they will benefit from the new Arts Center at least indirectly. The question is does this put an unfair tax burden on the residents and businesses in West Clay? Could that money be used to develop more or...

One of the largest and most expensive real estate projects in the Indianapolis area has recently been put on hold. Gramercy was slated to be a new $500 million mixed use project in Carmel with singles family homes, condominiums, town homes, apartments, offices and retail and was to begin this spring. The project now has no timetable and could be shifted to strictly retail and commercial. Developers are citing a slowing in the housing the market and Carmel’s decision to add roundabouts on Keystone as the main factors for their decision.

A word to the wise…avoid buying Carmel real estate located directly on 146th street. The mayor of Carmel is looking expand 146th street from Spring Mill to the Boone County line to a four lane road. The goal is to create a major east-west road that eventually goes from I-69 all the way to Boone County. While overall it is great news to create more accessibility to Fishers and Zionsville from Carmel, homes located on 146th could suffer. I am not saying avoid all neighborhoods along 146th; just don’t buy a home located directly behind it. Parkside Village is a small subdivision located just off the Carmel City Center. Parkside Village is a community that consists of just over 100 homes and offers first time home buyers a very unique opportunity to obtain a Carmel address and send their kids to the award winning Carmel Schools.
