Public Wants Property Tax Reform by Mike Taylor

Well it turns out I am not the only one in favor of offsetting property taxes with an increase in sales tax.  A recent poll conducted by the Indianapolis Star and WTHR found that 62% of Hoosiers are in favor of the tax increase, 27% oppose it, and 11% are undecided.  Several different proposals to ease the property tax burden are swirling about and they all hinge on an increase in sales tax.

Senator Luke Kenley who headed the committee that studied tax relief options was quoted as saying “My reading of the situation is that the public is willing to pay some of these other taxes under two conditions: The replacement tax must be just that, a replacement, now a source of new revenue, and the public expects governements to look for ways...

Indianapolis Cultural Trail by Mike Taylor

Ball State has put together a website and some videos of the new Indianapolis Cultural Trail, a 7.5 mile trail system through downtown Indianapolis.  The project is scheduled to be completed in 2009.

While the video could use a little work (it is like they tried to pack 10 minutes of material into a one minute video), the website is very cool.

Good News for Indianapolis Real Estate by Mike Taylor

In what seems like an extremely rare occurrence, someone is reporting good news for the Indianapolis real estate market.  Market researcher Global Insight is reporting that Indianapolis could have one of the healthier economies of any major urban area in the nation next year.

The crux of the report says that while other areas of the country will continue to be hobbled by the foreclosure crisis, Indianapolis has already seen the worst of it and is due for solid growth next year.  The report estimates that the Indianapolis area economy will grow by 2.6% next year, outpacing the rest of the Midwest and even some of the nation’s previous hot spots such as Denver and San Diego.

Foreclosures will still continue to afflict the real...

Davis Homes Going Bellyup? by Mike Taylor

If you found this blog post, you are no doubt concerned about Davis Homes going bankrupt.  Read this post, then you must also read the most up to date post about Davis Homes getting homeowers strapped with mechanic's liens.

At this point it is pure rumor and speculation, however, word on the street is that Davis Homes in Indianapolis is going down.  Knowing quite a few people in the industry, the consensus seems to be that Davis Homes is struggling and may be headed towards bankruptcy.  I have heard a few unverified stories about people writing contracts and not having the home started for months.  Supposedly, some of the vendors that deal with Davis homes are on a COD basis and won’t deliver anything until they get...

Fishers Real Estate - New Downtown by Mike Taylor

Downtown Fishers could look very different if the new preliminary plans to rebuild the area go through.  Fishers Town Council recently gave the go ahead to start the process of rebuilding its downtown area.  The project would cost about $100 million dollars but they are basically claiming that it will pay for itself.  Weather or not that is true, I don’t know; what I do know is that Fishers downtown is long overdue for something like this.  Plus, all the cool kids both locally and nationally are rebuilding their downtowns and Fishers can’t be left out.

Seriously though, the project would cover about 70 acres along 116th street and would require the developer to purchase about 125 homes and businesses to make way for the...

Pike Township Real Estate Report - October 2007 by Mike Taylor

Well, as promised here are the numbers for Pike Township real estate in Indianapolis.  Pike Township did better and worse than the overall Indianapolis market; with the average number of homes sold down 39% and the average selling price down 2.67%.  As you can see we have had a decrease in both the number of homes sold and the average selling price for three months straight.

Indianapolis Real Estate - October 2007 by Mike Taylor

While I do think that reporting numbers for something as broad as Indianapolis real estate can be misleading, it does give us a general idea of what is happening in the market and something to compare more local statistics to.  I will be following this post up with some more localized reports broken down by township so you can see how you local market is faring compared with Indianapolis as a whole.  Here are the numbers for all Indianapolis homes that sold in October 2007 under $500,000:

Indianapolis Leaf Collection by Mike Taylor

Although the majority of my leaves have already fallen, the Indianapolis Department of Public Works has started its annual leaf collection.  Starting Monday, November 05 through Friday November 30th you can put up to 40 bags to be collected each week.  I really feel sorry you if you are putting 40 bags out a week.  You can still only put up to 10 bags of regular household trash out to be collected.  In order to keep things efficient the DPW asks residents to do the following:

            - Place leaves in plastic or paper bags

            - Have leaves out by 7am

            - Clearly identify the bags of leaves from regular trash.  Either put them 3 feet away from regular trash or put them in a different colored trash bag.

The...
