US-31 Becoming a Freeway? by Mike Taylor

US-31 Meridian Street Carmel Indiana Interchange?INDOT and the city of Carmel are very seriously considering making US-31 or Meridian a freeway from I-465 in Carmel to Westfield.  An open house last week drew almost 200 attendees to the meeting to hear the proposal and comment on the project.  As to be expected, there were opponents and proponents of the project. 

The opponents point to cost and lost acreage of woods that currently buffer the highway from neighborhoods.  Proponents of the project say the cost and aggravation of the construction will be worth it. 

This project is far from a reality but the main idea behind it is to create a freeway with little or no traffic signals from Carmel to Westfield.  Another idea that is being kicked around is installing an exit ramp...

HUD Alters 90 Day Flipping Rule for Foreclosed Homes by Mike Taylor

The department of Housing and Urban Development (HUD) has recently announced that they will temporarily changing their policy when it comes to the sale of foreclosed properties. 
Many people, public and real estate agents alike, don’t know this but you could not purchase a home with a FHA loan if the property had changed hands in the 90 days prior to your contract date.  This has created havoc for people trying to buy foreclosed homes with a FHA secured loan because sometimes the banks take possession and list the property in a matter of weeks.  When this does come up, usually way too far into the transaction, it causes buyers to either scramble to find another loan program or cancel the contract and start the home search over.

I am proud to announce that Rebate Real Estate is offering the area’s first Indianapolis Foreclosure bus tour August 2nd, 2008 at 1PM.  We will be taking the first 20 - 25 people who use our registration form to sign up for the bus on Indianapolis’ one and only foreclosure bus tour.  The bus tour will include hand picked foreclosures in the Indianapolis area that represent great deals for buyers.

Indianapolis Real Estate - Projected Increase in Sales Price for ... by Mike Taylor

More good news for Indianapolis real estate, check out this link.

The article does a comparison of the top 30 real estate markets and projects that Indianapolis real estate will see  2.3% increase in the average sales price by the third quarter of 2008.  Compared to Las Vegas right below us on the list that is projected to post a 23% decrease in 2008, a 2.3% increase is like winning the lottery. 

Will Indianapolis bounce back from the housing slump before the rest of the country?  I think so: based on the affordability and Indianapolis’ consistent and stable market I believe we will see a turnaround before the majority of other areas.  It only makes sense; we did not see a giant spike in price like other areas of the...

Carmel Indiana Real Estate Statistics by Mike Taylor

While the Indianapolis real estate market is down in pretty much all categories, Carmel Indiana real estate seems to be bucking the trend reporting at least some positive statistics. The number of Carmel homes sold is down significantly over last year, but the average sales price has actually shown an increase in last years numbers over the past couple of months. Fishers Marketplace and RiverPlace Given Go-Ahead by Mike Taylor

Fishers’ officials recently gave the green light to add two new big projects to the town of Fishers.  The first project is a new water park and Wyndham Hotel at 131st and IN 37 and the other is the RiverPlace project at 96th and Allisonville.  The hotel and water park, Fisher Marketplace, will cost an estimated $100 million and calls for a 7-story hotel with work scheduled to begin in July or August.  In addition to the hotel and water park, Fishers Marketplace is expected to add more shops and restaurants to the Fishers area.  In addition to Fishers MarketPlace, town officials also gave the go ahead to add an office building with more restaurants to the RiverPlace project at 96th and Allisionville.

871 Acres for Sale in Noblesville Only $87,000,000 by Mike Taylor

A giant chunk of land, 871 acres to be exact, is now for sale in Noblesville near the corner of 146th Street and Olio Road.   Summit Realty Group is marketing the site, The Gatewood, and they are calling it the largest parcel of land available in Hamilton County.  They are marketing the property to office, light industrial, retail and residential developers.  The land is also just north of a 280 acre property that developer Gershman Brown Crowley holds an option to purchase with plan to build homes, offices, retail, and industrial companies.
