Fishers to Downtown Indianapolis Rail Project

Fishers and Noblesville residents who work downtown could have another viable option to the daily grind of commuting along I-69 towards downtown.  The Indianapolis Regional Transit Council is looking very seriously at utilizing existing railways to provide new mass transit options for residents of Hamilton County.  The rapid transit line would run from Noblesville and Fishers to downtown Indianapolis during rush hour in the morning and evening and would coordinate with IndyGo buses to pick up commuters.  This announcement is big because if this is completed in the timeframe they are talking about, 2-4 years; this is 6-8 years ahead of schedule.

Have an Indianapolis Home to Sell? Why Not Rent It?

I hear it all the time…”I really want to move and take advantage of this buyer’s market to get into a bigger and better home but I have a home to sell first and can’t afford to sell it at today’s prices.”  This is a problem many many people are facing and I believe a large part as to why the market is stagnate.  People want to move up into nicer homes but cannot afford to take a beating on their current home.

Indianapolis Home Builder Gets Homeowners Slapped with Mechanic's...

If you are under contract with Davis Homes in the Indianapolis area, walk no run away from your contract before it ends up costing you thousands of extra dollars.  Davis Homes is getting its new homeowners slapped with liens on their brand new homes that Davis built and failed to pay all of their contractors.  I have bogged about some nasty rumors about Davis Homes and also a bone head marketing move regarding their website, but nothing like this.

Anson Project Picking Up More Steam - Zionsville

Well, it looks like the floodgates are open for the Anson project near Zionsville Indiana.  It seems like every other day an announcement comes out that they landed another new tenant for the project.  Today it is Primrose Schools, an educational child care company that has agreed to open an 11,000 square foot center in Anson.  The center will be home to child care, private preschool, kindergarten classes, and after school programs. 

Zionsville real estate is about to changed forever with the arrival of Anson.  While the project is actually located in neighboring Whitestown, it is inevitable that such a large project will not significantly impact the Zionsville real estate market.  At the moment, the Zionsville address and schools...

Silverthorne Homes - A Positive Experience

Too often we hear negative stories about the real estate market and especially bad experiences people have had with builders.  I would like to take a moment to relay a potentially negative experience that was turned into a positive one with a local builder,  Silverthorne Homes.

For those that don’t know, Silverthorne Homes is a local builder and the higher end product for Arbor Homes. Silverthorne Homes currently has 4 communities in the greater Indianapolis area and they offer homes that typically start in the $200,000 - $300,000 range.

Property Tax Reform for Indiana...Finally

If you a Hoosier you already know this unless you have been living under a rock, but the lovely Indiana lawmakers have finally passed some meaningful property tax reform.  What they have is essentially what they have been talking about the entire time with Mitch Daniel’s 3-2-1 proposal.  Here are the major changes taking place:

-    This year property taxes will be reduced by an average of 30% due to increased homestead exemptions.
-    Next year the property taxes will be capped at 1.5% of the assessed value
-    In 2010 and after taxes will be capped at 1% of the assessed value
-    Rentals and Farms are capped at 2% and businesses are capped at 3%

Of course they have to make up that money somewhere else so the state sales...
