Price Per Square Foot in Zionsville, Carmel, Westfield, Fishers, ... by Mike Taylor

Everyone always wants to know what the price per square foot is.  I have prepared a quick table showing what the average price per square foot is for the northern suburbs of Indianapolis.  These numbers are based on all closed sales since 1/1/2008.  Here is a breakdown of the different area by price per square foot and average sales price:

Indianapolis Interest Rates and Mortgage Update by Mike Taylor

Another post from Eric McMillan about interest rates and the mortgage market:

 

Well, it’s been quite a roller coaster for the economy over the past two weeks, in large part due to the economic bailout plan still hanging over everyone’s head.  The mortgage market is no different.  Mortgage rates are influenced by Mortgage Backed Securities and the Bond market.  Right now, neither the Stock Market nor Bond market is flourishing due to the uncertainty.  That being said, rates are holding pretty steady and are still near historical lows.  A 30 year fixed Conventional mortgage is at 6.125% with no points.  As for FHA/VA, current rates are just a bit higher at 6.25% on a 30 year fixed.

I'm going to be a Dad!! by Mike Taylor

We are pregnant!!!!  This is our first and I am soooooo excited.  We have known for a little bit and should find out the sex in about 2 weeks.  First and foremost all that we want is a healthy baby, but if I am being honest I am really pulling for a boy. 

 

The initial shock and awe of being pregnant and getting the label “parent” has worn off and now I cannot wait.

Some Agents Just Suck by Mike Taylor

Phone message from me:  Hello X agent, this is Mike Taylor with Red Door Real Estate.  I am going to be sending over an offer on your listing located at X Street.  I had a few questions for you and was hoping you could send over the seller’s disclosure.  Please call me back as soon as you get this.  Thanks.

Twelve hours later…no answer from the agent.  WTF???  How do these agents stay in business?  These kind of agents drive me nuts!!!!

Back from Canada by Mike Taylor

I just got back, actually I am writing this from a ferry ride heading back to Vancouver, from a real estate conference in British Columbia. It was not your traditional real estate conference; rather it was put on by the people who host my website and was a gathering of some of THE most web savvy agents from around North America. I was able to meet some amazingly knowledgeable agents and brokers, forged several great relationships, and shared ideas with some of the most knowledgeable agents in North America.

Fannie and Freddie Takeover Improves Rates by Mike Taylor

This is just a short post, but due to the Fannie and Freddie takeover interest rates have sharply improved over the past few days.  Right now you can snatch a 30 year fixed for 6% or under.  It might be a good time to pull the trigger or at least lock your rate as the market is extremely fickle and who knows what tomorrow will bring.

Indianapolis Downpayment Assistance Alive Again? by Mike Taylor

Word on the street is that there is a good possibility that congress might grant a reprieve on the elimination of seller paid down payment assistance for FHA loans.  In theory, the DPA (down payment assistance) program ends October 1st but in reality most lenders have already stopped accepting deals with DPA on them.

I have mixed emotions on this one; on one hand, DPA opens up a whole new pool of buyers to purchase homes that might not have been able to do without this program and that is always good for real estate.  On the other hand, part of me thinks that if you cannot save up 3% to purchase a home perhaps you shouldn’t be buying a home right now anyway.  I don’t know, I am torn.  I have seen this program utilized for some very...
