Local home builder Hansen and Horn has been selected to be the home builder for the residential portion of the much anticipated Anson project just outside of Zionsville. This is huge news for the local home builder and it gives what will probably be their best location yet. The details have yet to be released, but we do know that the first phase will include 168 homes and the entire residential portion is scheduled for a total of 680 homes over the next 8 – 10 years.

It is now official; Zionsville will not have a Wal-Mart. The Zionsville Plan Commission unanimously rejected Wal-Mart’s plan to build a new store on the edge of Zionsville at Michigan Road. The board had denied the Wal-Mart two years ago which set off a legal battle and ultimately a judge ordered that Zionsville reconsider the retailer. Well, they reconsidered and again decided not to allow them in citing traffic, drainage, and crime issues. I am not a resident of Zionsville, but Wal-Mart and Zionsville just don’t seem to go together. Well, it looks like the floodgates are open for the Anson project near Zionsville Indiana. It seems like every other day an announcement comes out that they landed another new tenant for the project. Today it is Primrose Schools, an educational child care company that has agreed to open an 11,000 square foot center in Anson. The center will be home to child care, private preschool, kindergarten classes, and after school programs. Zionsville real estate is about to changed forever with the arrival of Anson. A new water park/ hotel could the newest addition to the madness surrounding the Anson project in Zionsville. Indianapolis based Street Corner group accidentally announced on their website that its Boone Crossing Development at the corner of I-65 and S.R. 334 would include a 250 room hotel with a water park. This “announcement” is not official yet and no hotel chain has been announced but they do expect the details of the project to be figured out in 2 – 3 months. The mega-project Anson has just landed another huge tenant in the industrial park portion of the project. CEVA Logistics, the world’s 4th largest warehousing company, will occupy 40,000 square feet in the first distribution building scheduled to open. CEVA will move in next month and will ship high tech equipment for a Fortune 100 company. While this deal only brings 30 new jobs for the area and pales in comparison to landing Medco as far as jobs go, this does add even more momentum to the Anson project. While this doesn’t really have an immediate impact on the Zionsville real estate market, it does continue to lay the groundwork for success at Anson which will eventually have single family homes. Well this is kind of old news, but I am a little behind from the holidays. Medco, the nation’s largest mail order pharmacy distributor, has selected Anson just outside of Zionsville for their newest and biggest facility. This is HUGE news for the area. This project promises to employ 1,300 people with an average annual salary of $53,000; that is almost $70,000,000 per year! Medco will build a 318,000 square foot facility which plans to break ground this March and open some time in 2009.
The decision by Medco will undoubtedly have a great impact on the demand for real estate especially Zionsville real estate and the rest of Boone County. It should also serve as a major impetus to get started on the homes in Anson, the giant mixed...

I have recently visited a few more new home communities and added two new pages to the Indianapolis new homes page of the website. This week, I visited two new home communities in Zionsville: Ryland Homes Fieldstone and Drees Homes Brookhaven. Fieldstone is a brand new community with homes ranging from $300 - $400K. All of the homes will include full basements, 3 car garages, and brick on three sides of the home. Drees Brookhaven is one notch above Ryland, with homes ranging in price from the high 300’s to the high 500’s.
